Real estate functions in cycles in which we purchase cash flowing assets in order to provide above market returns for our investors. While in the boom we adjust for the slump, build for the recovery while in the slump, and prepare to capitalize on the boom while in the recovery (Don R. Campbell)

Buy and Hold

Slump:

Wait during the early to mid slump
Purchase undervalued properties during the end of the slump

Recovery:

Buy Buy Buy

Boom:

Buy during the early boom
Hold for appreciation during mid and late boom
Sell less profitable properties at end of boom

Lease to Own

Slump:

• No action

Recovery:

• Purchase properties at the end of the recovery

Boom:

• Cautiously purchase during the early stages of the boom

Fix and Flip

Slump:

• No action

Recovery:

• No action

Boom:

Purchase properties in the early boom
Flip and re-invest in properties for Buy and hold tactics
